Our unique background covering both affordable and traditional financing means we assess each project to optimize the capital stack for investor returns. Our projects are typically capitalized with senior debt and a joint venture partner, but we also evaluate co-GP, housing finance corporation (HFC), and HUD financing opportunities.

We focus on markets we know better than anyone else. We identify community magnets in the path of growth, and then we source land within those boundaries. Once we have conviction in a site, we rely on our relationships to understand the feasibility, assemble additional land if needed, and verify that the site can support above market returns for investors.

We consider multifamily acquisition opportunities sourced through our relationships that fit our thesis of community magnets in the path of growth. We only pursue acquisition opportunities that show a meaningful discount to replacement cost (i.e. we can buy it cheaper than we could build it). The markets we know well enough to validate this value are Texas and upstate South Carolina.

We selectively provide development consulting services to other developers who rely on our expertise in both affordable and traditional financing mechanisms. We also consider development management services for fund managers, family offices, and land owners.
